  • Demolition – Removing condemed or exteremely deteriated residential property. Including but not limited to an enitre house, detached garage, kennel or shed.
  • Exterior – New installation or repair on wells, windows, siding, roofing, pools, masonry, landscaping, driveways, concrete and asphalt.
  • Interior – New installation or repair in trim carpentry, tile work, stone work, plumbing, painting, lighting, HVAC, flooring, electrical, drywall, doors, counter tops and cabinetry.

Inspection Services

All of our inspection services can be expedited and delivered within 24 hours by simply requesting a rush. High quality digital photos are supplied with all of our services.   • Bankruptcy Inspections – Determines the physical condition of the property based on exterior observations. No contact is made.
  • Condition Inspections – Specific condition inspections are based solely on the client’s needs and requirements.
  • Construction Draw Inspections – Draw phase inspections of new construction are to determine if funds can be release for the next phase of construction based on the completion of the previous phase.
  • Foreclosure Inspections – Monthly inspection to determine the occupancy status and physical condition based on exterior inspection. No contact is made.
  • Heavy Equipment, Vehicle & Boat Inspections – This inspection verifies that the collateral is used in the manner set forth, the condition of the collateral and the location of the collateral.
  • Insurance Inspections – This inspection determines risk and insurability of the property.
  • Insurance Loss Inspections – An objective visual inspection of an insurance claim to determine the legitimacy of the claim.
  • Loss Draft Inspections – Determines that the insured loss/repairs are completed accordingly.
  • Merchant Site Inspections – Determines the validity of the merchant prior to the bank allowing the business to accept credit cards for payment. This inspection is based solely on the specific needs and requirements of the client.
  • Occupancy Inspections – Determines if property in question is occupied, verified by photo documentation. Often accompanied by client requests for signed documentation or letter to vacate left tapped to the front door.
  • Sale Date inspections – Inspection of residential properties on a scheduled sale date to determine occupancy status.
  • Verification inspections – Inspection of residential properties on a scheduled sale date to determine occupancy status.

Property Preservation Services

Servicers face a great challenge to maintain the integrity of their properties. We offer the services you need to keep your properties within government, state and local guidelines.   • Debris removal – Removing interior, exterior or hazardous debris as authorized by the client and determined by HUD guidelines, estimates upon request.
  • Grass and grounds maintenance – Regularly scheduled grounds maintenance is available.
  • Initial Securing (boarding, screening, re-glassed, re-glazed, etc.) – Any broken window found at the property will be boarded, screened, re-glassed or re-glazed according to area regulatory requirements.
  • Lock Changes – Change locks to the specified key code requirements.
  • Pool and Spa Securing – Often includes decking, screening, scheduled chemical maintenance, draining pool or spa, pad locking gate and/or securing cover.
  • Winterization – Local regulatory steps are taken to keep all plumbing from freezing.
